When considering the acquisition of a property we review the following:
- Geographic and population data for each property location.
- For investment properties, ensuring the rental income provides a positive cash flow from acquisition and that it will meet at least the minimum long-term financial ratios and direct comparison valuation benchmarks.
- We also ensure the property’s rental income is secured by established, reputable tenant(s), including a broad assessment of each tenant’s business operations.
- Assessing and providing clear goals for the asset’s divestment strategy and or value-add strategy from the start, in order to maximise investor returns.
